Legal obligations

YOUR LEGAL OBLIGATIONS AS A LANDLORD

Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to have all gas appliances and flues inspected annually by a Gas Safe registered engineer. The certificate must be provided to existing tenants within 28 days of the inspection, and to new tenants before they move in.

Failing to comply can result in significant fines and – more importantly – puts your tenants at serious risk. It’s not something to let slip.

Gas safety certificates - frequently asked questions

A few things landlords often ask before booking a gas safety inspection.

How long does a gas safety inspection take?

Usually around 30-45 minutes for a standard property with a boiler and gas hob. Properties with additional gas appliances may take a little longer.

Can you carry out the inspection with tenants present?

Yes – I’m used to working around tenants and will always be respectful of their home. I can also liaise directly with tenants to arrange access if that’s easier for you.

What if an appliance fails the inspection?

I’ll explain clearly what’s wrong and what needs to be done. If it’s safe to leave the appliance in use while the issue is resolved, I’ll say so. If not, I’ll advise accordingly and can carry out the repair in most cases.

How quickly can you issue the certificate?

The CP12 certificate is issued on the day of the inspection – you’ll have it before I leave the property.

Are you on the Gas Safe Register?

Yes – Hammersmith Heating can be verified on the official Gas Safe Register before booking. All gas work is carried out by a registered engineer.
